Nearly a third of softwood lumber in the United States is imported from Canada so the influence of tariffs is being monitored closely. We studied the influence on the cost of framing a floor structure from 2x10 joists.

The top-left chart illustrates regional variation in raw material costs, with parts of the Northeast consistently showing higher prices than the rest of the continental U.S. The bottom chart tracks national average material costs over time. Following the volatility of the pandemic years, prices have largely stabilized. After a modest uptick last quarter, costs are projected to rise slightly by +0.4% next quarter. The Midwest is expected to see the largest increase at +1.1%, while the Southeast is forecasted to experience a slight decline.
Here are some other trends:
- Concrete prices continue their steady climb, with a national average increase of 5%.
- Plywood costs increased by just 1.5% this quarter after a steep increase observed the preceding period. In the West prices even dropped slightly.
- Stud lumber prices increased by 1.75% on average, with the most pronounced increase observed in the Southwest.
- Fiberglass roofing materials rose in all regions except the Northeast which observed a double-digit decrease after being the only region to experience an increase last quarter.
