NEW: Part Analysis “Deep Dive”
most fundamental building blocks in our field. For larger additions or new builds, even small shifts in stud prices can add up quickly and have a meaningful impact on total project costs. In this update, we take a closer look at the cost of a stud and how it influences the overall price to frame a standard wall.

The top-left chart highlights regional differences in material costs, with the Northwest and Southwest exhibiting lower pricing than much of the continental U.S. The bottom chart tracks the national average over time, revealing a trend similar to what we observed in last quarter’s deep dive on dimensional lumber. After a volatile few years during the pandemic, prices have largely stabilized, though we expect modest increases next quarter — especially in the Midwest, Northeast, and Southeast.
Here are some other trends:
• Drywall: •Stable overall, with only a 4% rise in the Southeast.
• Concrete Block: Up 2–4% across most regions, except for a slight decrease in the Midwest.
• Pressure-Treated Fencing: Up 25% nationally, led by sharp 40%+ increases in the Northeast and Southeast.
• Dimensional Lumber: Holding steady for now, though potential tariffs could pressure prices upward.
• Studs: Up 16% nationwide, despite a 6% drop in the West. Increases of 20%+ in the Midwest, Northeast, and Southeast are driving the national average higher.
